I am looking to change how things are done with the help of other Board members. 

Information that I plan to have on the site is as followed:

1. List of board meetings' dates, times, agendas and the minutes  ( I hope you will 
   come to give opinion)

2. Documents By Laws , House Rules, Parking List and waiting list, Parking Rules,
   Land Lease, and other.

3. Input form to request the board to talk about such as things you want to be done,
   voice complaints , or comments , etc. 

4. List of board members and their contact info.

5. List of Approved vendors.

This will take a little time to do.

I have been taking time to educate my self  about being president of a board since I have been on a board just not served as a president on a condo board until now.

 

I refuse to make the same mistake that I had made in the past. I do not want to have any more unplanned assessments. I would like to see if we can lower cost. I have joined a group called National Association of Residential Property Managers at my own cost to help with my job as president. I have learned more than I thought I would from the two meetings I have already been at. One was about water board and cost for places and two was with HPD.

 

The top 10 pitfalls of a board:

  1.Lack of consensus about the mission of the organization
  2.Lack of consensus about its vision
  3.High Board /CEO turnover
  4.Lack of consensus on Board role
  5.Board members do not fully understand their duties and liabilities
  6.Board members have difficulty reading financial statements
  7.Unresolved conflicts on the Board or between the Board and the manager
  8.Lack of understanding on roles of Officers, or how one gets to become an Officer
  9.Current board practice or structure does not match by-laws
  10.Confusion over conflict of interest

Our plan (to solve the above listed problems) on how to keep ourselves out of trouble on the new board :

 #1 I believe we all want to lower cost and I will  go over this on my first meeting
    as president.

 #2 Same as above

 #3 No problem at this point with board turn over in a good way.

 #4 On our meeting of 7-09-2009 every one was happy with the job they took and  no ones took a role that they are not willing to do.

 #5 I will go over the duties and ask if any one has a problem with the role they  have taken at this point

 #6 We will have the accountant go over things with us once every quarter, and statements will be posted on this web site for review and / or input.

 #7 We will not have an on site manager at this time, thus no problem with conflict here. In addition to that, we are looking at a cost saving of about $5,000.00 or more per year with this change. We will review this plan after a 90 day tryout starting from August 2009.

 #8 List of roles will be handed out on my first meeting as president.

 #9 I look forward to up date on the board practice and fixing some of the by-laws so that there is no conflict.

#10 This is a big one for me as you will see in the meeting minutes of June 18, 2009, I did not vote on two things because of conflict of interest. The board has not concerned themselves with conflict of interest. We will move forward not to allow and to have input if there is a conflict of interest.

As the president I believe we only succeed as a group or fail as individuals with the help of all members. I hope and believe we will succeed, because failure is not a good option.
